ÇEŞİTLENDİRME STRATEJİSİ ÖRNEĞİ OLARAK TÜRKİYE'DE KONUT YATIRIMLARI VE SEKTÖREL KREDİLER İLİŞKİSİ

Abstract

Günümüzde inşaat sektörü, Türkiye'nin lokomotif sektörü olarak nitelendirilmektedir. Söz konusu durumda etkili olan unsurlardan biri, sektörün bir alt kolu niteliğinde olan konut sektöründe son yıllarda yaşanan üretim artışıdır. Yükselen konut fiyatları, konut yatırımlarının görece kısa geri dönüş süreleri, sektöre girişte standardizasyon olmaması gibi sebepler konut üretimini cazip hale getirmiştir. Bu bağlamda, faaliyet konuları konut üretimi olmayan firmaların da bankalardan sağladıkları finansmanı, ilişkisiz çeşitlendirme stratejisi çerçevesinde konut yatırımlarında değerlendirdikleri belirtilmektedir. Bu çalışmanın amacı, seçilen bazı sektörlerin temin ettikleri krediler ile konut yatırımları arasındaki uzun dönemli ilişkinin araştırılmasıdır. Türkiye'nin 2005-2015 arası aylık verilerinin kullanıldığı analiz sonucunda sektörel krediler ile yapı ruhsatı değişkenlerinin eşbütünleşik olduğu ve sektörel kredilerden yapı ruhsatına doğru nedensellik ilişkisinin olduğu sonucuna varılmıştır. Dolayısıyla Türkiye'de, konut üretimi dışındaki sektörlerde faaliyet gösteren firmaların ilişkisiz çeşitlendirme stratejileri kapsamında konut yatırımlarına yöneldikleri ortaya konulmuştur.

Today, the construction sector in Turkey is considered to be the leading sector. The increase of production in the housing sector, which is a sub-sector of construction, was one of the reasons for the above mentioned situation. Due to the rising housing prices, relatively short return period of housing investment and absence of standarts to enter the sector, housing investment has become an attractive alternative. Thus, it is stated that a great number of firms that are not in operationg in housing production business, have started to operate in this business within the framework of conglomerate diversification strategy by obtaining loans from banks. The aim of this study is to investigate the long-run relationshipbetween housing investment and the loans provided by the selected sectors. As a result of the analysis, which use monthly data from 2005-2015 of Turkey, it is concluded that construction permits and the sectoral loans variables are cointegrated and there is causality relationship from sectoral loans to construction permits. Therefore, it is revealed that investment in housing has been used as a conglomerate diversification strategy in Turkey.
